Down-on-their luck brothers Lars and Ernie Smuntz (Nathan Lane and Lee Evans) don't think much of the crumbling old mansion they inherit... until they discover the estate is worth millions. A la mort de leur père, Ernie et Lars Smuntz héritent d'un oeuf en céramique, d'une boite de cigares bien entamée, d'une vieille fabrique de ficelles et d'une maison délabrée en rase campagne. Les deux frères apprennent que leur bicoque est en fait un des derniers joyaux architecturaux du XIXème siècle qui, une fois restaurée, pourrait leur rapporter une belle fortune. Mais voilà : une petite souris règne sur les lieux, et elle est bien décidée à y rester. Arnie et Lars vont user de tous les stratagèmes pour se débarrasser de leur hôte gênant.
